Who we are

Will & Way is a trading name of Stesign Ltd, registered in England and Wales, company no. [TBC], registered office [TBC]. Services are led personally by Steve Hopkins. We provide home design and technical direction; we do not use any protected professional title.

Fees and payment

Fees are as published on this website at the date you book. All prices exclude VAT. Fees are not discounted.

  • The Clarity Session: paid in full at booking.
  • The Navigator: monthly in advance by direct debit; 3-month minimum term.
  • The Feasibility Study: 50% at booking, 50% before the final report is released.
  • The Blueprint: Stage 1 is a fixed fee paid upfront. The total fee is then fixed as a lump sum at 8% of the agreed Cost Plan (minimum £15,000), and changes only if the brief or budget changes by more than 10%. Stages 2 and 3 are paid 50% at start and 50% at sign-off. Drawings are released once paid.
  • The Single Point: design as the Blueprint. Leadership is 7% of the accepted tender sum, fixed as a lump sum and paid in equal monthly instalments across the build programme, with the final 10% at handover. Approved variations add 7% of their value. If the build overruns for reasons outside our control, the monthly fee continues for up to 3 months, then is reviewed.

A Clarity Session or Feasibility fee is credited once against a Blueprint or Single Point booked within 90 days. Additional services outside the agreed scope are charged at our hourly rate, agreed with you in writing first.

Third-party fees

Surveys, ground investigation, structural engineering, energy and SAP calculations, and planning and building-control fees are paid by you directly, at cost. Where we arrange specialists for Clarity, Navigator or Feasibility clients, they are charged at cost plus 10% coordination.

Basis of advice

Clarity Sessions are advisory, based on what can be seen and what you tell us, and are subject to surveys. Feasibility Studies are visual and desk-based: no intrusive surveys, ground investigation or structural calculations are included, and the report states its assumptions.

Contracts and money

On the Single Point, you contract builders directly on a standard JCT homeowner or minor works contract, which we administer. Contractors and suppliers invoice you and you pay them directly; we check invoices and make payment recommendations. We never hold client money and carry no contractor risk. We take no mark-up on trades or materials.

Dutyholder roles

On the Single Point, we act as Principal Designer under CDM 2015 and the Building Regulations dutyholder regime. You remain the client dutyholder.
