A worked example
A £800,000 build:
- Total fee
- £120,000 over about 18 months
- Design (8%)
- £64,000, paid by stage as the Blueprint
- Leadership (7%)
- £56,000 — about £4,700 a month over a 12-month build
Leadership is paid in equal monthly instalments across the build programme, with the final 10% at handover. Minimum fee £40,000. Builds over £2.5M by bespoke proposal; percentages taper with scale. Outside Zone A, the Single Point is available for larger builds only — see travel zones.
Site presence, matched to the stage
Weekly through setting out, foundations, frame, first fix, pre-plaster and handover. Fortnightly otherwise. Extra visits whenever needed. A progress report every week regardless.
Dutyholder roles
We act as Principal Designer under CDM 2015 and the Building Regulations dutyholder regime (in force in Wales since 1 July 2026). You remain the client dutyholder.
The contract
You contract the builders directly on a standard JCT homeowner or minor works contract. We administer it. We carry no contractor risk.
FAQ
Questions
Who do I pay the builders?
You pay contractors and suppliers directly. Every invoice comes to us first; we check it against the work done and the contract, then send you a payment recommendation. We never hold client money.
Do you take a cut from trades or materials?
Never. There’s no hidden mark-up on anything. Every cost is visible in your shared Cost Tracker — budget, committed, paid, variations and forecast final cost.
How often will you be on site?
Weekly through the critical stages — setting out, foundations, frame, first fix, pre-plaster and handover — fortnightly otherwise, and extra visits whenever they’re needed. You get a progress report every week regardless.
Who is the contractor contracted to?
You contract the builders directly on a standard JCT homeowner or minor works contract, and we administer it. We carry no contractor risk — which is exactly what keeps us on your side.
What are the dutyholder roles?
We act as Principal Designer under CDM 2015 and under the Building Regulations dutyholder regime, in force in Wales since 1 July 2026. You remain the client dutyholder.
What if the build overruns?
If it overruns for reasons outside our control, the monthly fee continues at the same rate for up to 3 months, then is reviewed with you.
How do variations work?
Approved variations add 7% of their value to the leadership fee, invoiced monthly. You approve every variation before it happens.
